Zach Twose
Zach Twose is Co-Founder and Co-Lead of Day One Commercial Partners, where he advises business owners, investors and franchise groups on the acquisition, negotiation and construction of commercial space across the Golden Horseshoe.
His practice rests on a combination uncommon in commercial real estate: he has held a real estate licence and operated a construction company simultaneously for most of his career, and he prices a buildout before a lease is executed, so that rent, TMI, tenant improvement allowance and construction budget are negotiated as a single position rather than as three separate exposures discovered in sequence.
He began in commissioned sales, carried alongside his university degree and volunteer service as an auxiliary police officer. He was hired by Hamilton Police Service in 2012 and graduated from the Ontario Police College the same year.
He left policing in 2013 but retained its central discipline — reading a document for what it obligates, what it omits, and what it will cost when tested — and has applied that method to commercial leases ever since.

A Career Built Across Real Estate And Construction
Zach obtained his real estate licence in 2014 and established his construction company in 2016, operating both for the decade that followed. Over that period he directed more than 100 legal duplex and triplex conversions, developing a specialization in generating investor returns through the lawful addition of residential units, work demanding fluency in zoning, building code, fire separation, engineering and municipal approvals.
Alongside it he delivered commercial projects of increasing scale, among them a $1M structural rebuild of four commercial units on a compromised foundation and the repositioning of a 30-unit apartment building.

He has held income property throughout his career. Having acted as tenant, landlord, builder and broker, he negotiates with all four positions in view.
